What You Did Not Know About the Hygiene of an Insulated Building - Not Just Cosmetic Facade Care

Rule number one: The facade is a protective barrier against nature — give it the attention it deserves
All facade systems are susceptible to the accumulation of microorganisms. It does not matter whether it is a painted facade, a roughcast one or an insulated one. Wherever climatic conditions are favourable for the growth of algae and moss, we will eventually find that we need to address the situation.
Do you know how often to care for a facade and are you aware of the risks of neglect?
Insulated facades in particular often have cleaning instructions in their technical specification upon handover — approximately once every 3 to 8 years, depending on the climatic conditions. Very often the north-facing side of the building is visibly affected. In damp conditions with insufficient sunlight, walls do not have time to dry out properly, so we need to help them with fungicidal sprays.
Insulation reduces air circulation — sometimes making facades completely airtight — and maintenance has now begun to be factored in as a standard requirement.
If we do not clean the facade, micro-cracks develop from organism colonies over approximately 12 to 14 years. These spread and damage the face of the facade to such an extent that after cleaning, a new coat of paint must be applied immediately, as the facade has ceased to form a uniform protective shell.
Microorganisms such as algae and black mould — and above all their spores — are harmful to human health. They spread through the air around the entire building, penetrate indoors and create particularly unfavourable conditions for young children and older people. Even adults can feel the consequences of neglecting facade care after several years.
Affordable cleaning only to the extent you need
Regular cleaning is not as financially demanding as a costly coat of paint, repairs or health complications. Ideally we wash once every five years, with our guarantee for the entire five-year period that the facade will not be affected. We carry out washing and a protective antimicrobial spray and you are taken care of. If only the north-facing side of the building is affected, you can order washing of that part only.
Washing is possible after dust from building work, a complete wash before selling a property, or removal of coal dust from a neighbour's chimney. We clean terraces, moss-covered roofs and garden pavilions, and driveways.
How do we do it?
We clean gently yet effectively, using lower water pressure and a temperature of 50°C, which we have found to be optimal. Heavy soiling on durable surfaces is washed with higher temperature and pressure, which also disinfects the surface. We use the gentlest possible chemicals — we are not fans of highly toxic products that are harmful to nature.
