Did you have your building insulated more than five years ago?
It is time to renew the protective spray coating. Today, insulation suppliers already provide guidance on how to preserve and treat a new facade. A few years ago this was not common practice, and in many cases the issue only came to light when the first problems with green coating appeared.
Insulation worsens or completely prevents the facade from breathing, thereby creating favourable conditions for the growth of algae and microorganisms. You will most commonly recognise this by the green coating that begins to appear on the north-facing side of the building — where there is little solar heat and the facade does not have time to dry out.
Do not let mould penetrate into apartments!
It is important to give an insulated facade at least minimal care once every five years. This means washing off dirt using pressure and warm water, followed by spraying with a protective agent that, even in a damp environment, prevents the formation of colonies of algae, mould, lichen and similar organisms.
It is worth knowing that the spores of these fungi penetrate into apartments too — for example during ventilation or through skylights — and are not harmless to health. They settle in kitchens and pantries, or people inhale them into their lungs and then suffer from persistent, insidious complaints. Regular cleaning of an insulated facade is therefore important.
Not just health problems but also treacherous cracks
An uncleaned facade deteriorates, because nothing is done to prevent it. After approximately 12 to 15 years, if left untreated, micro-cracks begin to appear in the render. These gradually enlarge, freeze when filled with water in winter, and in time it happens that simply cleaning the facade is no longer sufficient — the render begins to flake off and must be expensively repaired. Cleaning after such a period is often not possible without a subsequent coat of paint.

- Persistent dampness on the north-facing side of the building — the wall does not have time to dry out.
